Terms and Conditions

    Occupant(s) are urged to ask all questions prior to checking in.

    • Occupant(s) agree to take the property as-is, and sight unseen.
    • Occupant(s) shall incur $250 charge for each instance of lost keys and/or garage door openers
    • Occupant(s) will be charged $100 per person per day plus tax if more people are found to be on the property than the amount of people that is agreed upon in this contract as stated above
    • Occupant(s) is/are aware that property is marketed as a short term rental therefore reservations are booked continuously and if there are any damages that may accrue do to OCCUPANT holding the property past checkout time OCCUPANT will be liable for any damages that may accrue plus a daily rate of no less than $1000.00 Dollars a day for every day that OCCUPANT continues in possession of premises past scheduled departure date and time as per contract.
    • Occupant(s) shall incur a fee which will be deducted from the security deposit should there be an excess amount of trash after your stay.
    • Occupant(s) staying past checkout time on the check-out date, shall warrant an additional day's rent which will be due in the form of Money Order prior to departure or taken out of security deposit. Rates do not include daily maid service, gratuities, excessive cleaning, etc.)
    • No landlord-tenant relationship shall be created hereby.
    • Occupant(s) shall be liable for all acts of the family, invitees, guests, employees or other persons present on the property. Should there be any legal action arising/relating to occupant(s) use of residence, Owner(s) shall be entitled to recovery of all legal fees and costs.
    • Owner(s) will not be liable under any circum stances, including substitutions, to refund any monies due to theft, flood, fire, unforeseen circumstances or natural disasters.
    • Owner(s) or its agents may enter the property at reasonable times to make repairs or show the property.
    • Owner(s) reserve the right to cancel or rescind any rental agreement if it is found that the guests are conducting unlawful activities, have made any misrepresentation about the nature or size of the group or use of the property or any other misrepresentation or are in any way in breach of the rental agreement.
    • Owner(s) are not required to provide a heated pool. Should you choose to heat the pool, you will be charged $400.00 for the first day plus $39 per day thereafter for each additional day.
    • ANY additional cleaning charges, damage, or theft of the property will be deducted from the deposit, and may, if necessary be charged to occupants as an additional expense if the deposit is not sufficient.
    • There is absolutely NO SMOKING at the house at anytime.
    • There will be NO ADDITIONAL GUESTS in the home or on the property without permission from the owners.
    • There will be NO PARTIES, WEDDINGS, and CATERING OR OUTSIDE LIVE MUSIC PERMITTED without the written consent of the owners.
    • There will be NO SUBLETTING or ASSIGNING to other parties.
    • You agree to FOLLOW ALL HOUSE RULES (unless otherwise agreed to in writing)
    • The ENTIRE security deposit shall be forfeited if Occupant(s) violate any of the terms above and will be liable for additional damages.
    • All persons staying at the home and their guests are responsible to adhere to the preceding terms and conditions in addition to the following house rules
